If you're buying
- 1My goal is the best buying experience you've ever had.
- 2I work to save you money on the home, through price concessions or commission.
- 3You can stop working with me at any time, for any reason, with zero risk.
Keri Gilles
If you're selling
- 1My goal is the best selling experience you've ever had.
- 2You can cancel your listing with me at any time, for any reason, with no obligation and no cost to you.

Why I work the way I do
Four true stories behind how I work
Every agent says they care. These are the moments that decided how I actually do this job.
01 / For buyers: why I'll tell you no
Five acres can't fix a bad floor plan
My clients loved the land around a $595,000 house. The layout would have made it hard to sell in five years, and I told them so. I gave up a sale to keep them out of a bad one.
02 / Why you can trust my offers
The offer that beat three others
In 2021 a home my clients wanted already had three offers. I recommended $20,000 over asking, confident it would still appraise. The listing agent called the next day: her sellers were going with us.
03 / Why my contracts are airtight
“Up to $10,000” is not $10,000
Early in my career, two words in a contract meant my buyers brought about $800 to closing they shouldn't have owed. I've written every contract since as if that client were watching. It's part of why I put my promises in writing.
04 / Why I'm reachable
The agent who wouldn't leave Clarksville
I was a nail tech for 15 years when we moved to Tennessee. Our agent wouldn't show us homes outside Clarksville, and once we were under contract we could hardly reach her. I told my husband, I could do this, and I could do it better. That's why you'll always be able to reach me.
Buying a home
The R.E.A.L. framework
Most agents start by showing you houses. I start with a conversation, so you understand every step before you're asked to sign anything.
Ready
A consultation first, then pre-approval and our agreement, so you can act the day the right home appears.
Educated
Loans, down payments and every step explained, and what your budget really buys, before you fall for anything.
Aligned
You see fewer homes, and better ones. I build the search on what you told me and give you a straight opinion on every house.
Locked
An offer you understand, every deadline tracked, and a recommendation with every problem, all the way to closing.
Selling? The E.P.I.C. framework
Most agents list and wait. I don't.
The MLS only reaches buyers who are already searching. Every home I list gets four steps, so buyers who weren't looking yet still see it, and while it's on the market, I call you every Tuesday.
Equity
Three prices built on real evidence: recent sales, current competition, homes under contract and expired listings. I tell you which I'd choose, and you decide.
Presentation
More than 50 professionally edited photos, aerials, a floor plan, a highlight reel and twilight photos, planned around what buyers need to see first.
Impact
Zillow Showcase and weekly paid social media ads on every listing, so buyers who weren't searching yet still see your home.
Campaign
Coming Soon four to five days before it goes active, then a launch with an agent preview and open house, and a call from me every Tuesday.
The situation you are actually in
Different circumstances, different plans
The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

02 / DOWNSIZING
Declutter, sell and move to a home that fits now, with a calm voice when it gets emotional

What a Buyer's Market in Clarksville Means If You Have PCS Orders
In a buyer's market you have more homes to choose from and more room to negotiate. With PCS orders you also have a deadline, and the deadline can cost you that leverage. The fix is to plan around your report date, not to wait for a better price.

How to Read a Home Inspection Report in Clarksville Without Panicking
Almost every inspection report looks scary. That's normal. Read it for the big stuff (roof, foundation, heating and cooling, plumbing, electrical, water getting in) and ignore the small stuff. A long list doesn't mean a bad house. A short list can still hide one expensive problem.

VA Loan Basics at Fort Campbell: What a Soldier Buying in Clarksville Needs to Know
A VA loan is a mortgage backed by the Department of Veterans Affairs for eligible service members, veterans and some surviving spouses. For eligible buyers it means $0 down and no monthly mortgage insurance (PMI). It's the loan most of my Fort Campbell buyers start with. It isn't the only option, and it's not always the right one.

Who I am
I'm Keri Gilles, a REALTOR® with Haus Realty & Management and part of the Don Martin Team, licensed in Tennessee and Kentucky since 2017. I've helped buyers and sellers close on 199 homes, 31 of them in the last 12 months, anywhere from $80,000 to $2.775 million.
What my clients notice first is that nothing gets skipped. I explain every step before you're asked to sign anything, I put my promises in writing, and I'll tell you what you need to hear, not what you want to hear. It's not about the sale for me. It's about what's best for you. Read more about me.
Where I work
Home base is Clarksville, including neighborhoods like Farmington, Wellington Fields, Hickory Wild, Sango and Wofford Estates. From there I cover Middle Tennessee county by county: Davidson County (Nashville), Rutherford County (Murfreesboro), Wilson County (Mt. Juliet), Sumner County, Williamson County, Robertson County (Springfield and Adams), Cheatham County (Ashland City and Pleasant View), Dickson County and Stewart County (Dover). Across the state line in Kentucky, I work in Christian County (Hopkinsville and Oak Grove), Trigg County, Todd County and Logan County.
Fort Campbell sits in the middle of all of it, and a lot of the people I help are moving here on orders. Knowing the towns on both sides of the Tennessee and Kentucky line means we can look at more than one place before you decide.
How I sell a home
Most homes get listed and left to the MLS. Mine get a plan. You choose from three prices built on real evidence. Your home gets more than 50 professionally edited photos, aerial shots, a floor plan, a highlight reel and twilight photos. Every listing gets Zillow Showcase and paid social media ads every week, so buyers who weren't looking yet still see it. It runs as Coming Soon four to five days before it goes active, and while it's on the market, I call you every Tuesday.
You can read the whole plan, step by step, in how I sell a home, or start with what your home is worth.
How I help you buy
Buying starts with a conversation, not a showing. I call it Mutual Permission to Reject: I explain how I work, ask you seven questions about what you really want, and either of us can say it isn't a fit. Then I explain loans, down payments and the whole process, so nothing surprises you later. I'd rather you ask twice than guess.
I work with first-time buyers, military families on PCS orders, buyers relocating from other states and buyers shopping $700,000 and up. Here's how I help you buy a home.
What my clients say
