What your home is worth, and what buyers will pay

Your home compared to what buyers are choosing between now, with three prices instead of one guess.

Why an online estimate isn't enough

An online estimate can tell you roughly what homes near yours sold for. It can't see your new roof, your updated windows or the heating and cooling system you replaced. It doesn't know the house two streets over just went under contract for more, or that three homes like yours are sitting on the market right now. Buyers know all of that, and they price your home against it.

Nobody can promise what your home will sell for. The real value is set when a buyer says "I'll buy it." What I can do is show you the evidence clearly enough that you can price it with confidence.

How I figure out your number

I look at four sets of homes. Recent sales show what buyers have already agreed to pay. Homes for sale now are your competition. Homes under contract show where buyers are moving today. Expired listings show what buyers wouldn't pay.

Then I look at what makes your home different. Major updates like a newer roof, windows or heating and cooling can matter a lot, because they take away a buyer's fear of big repair bills. Cosmetic work still to do matters too. The home's real competition is usually a handful of specific houses a buyer will scroll past on the way to yours, and I name them.

Three prices, and you choose

Instead of one number, you get three strategies:

  • Strategic Event Price: a little under the market, to create urgency and the best chance of more than one offer
  • Market Alignment Price: where the evidence says your home should sell
  • Strategic Stretch Price: testing the top, with fewer showings and a slower pace

Each comes with what to expect and who it fits. I'll tell you which I'd choose, and the decision is yours. See the full approach in how I price a home.

Frequently Asked Questions

Is an online home value estimate accurate?

It's a starting point. It can't see your updates or the homes buyers are comparing yours to right now, so it can be off in either direction.

How do you decide what my home is worth?

I compare recent sales, current competition, homes under contract and expired listings, account for your home's updates and condition, and give you three pricing strategies to choose from.
