The method
How I sell a home, step by step
How I sell your home in Clarksville, TN: three pricing strategies, 50+ HDR photos, Zillow Showcase, weekly paid ads, and a call from me every Tuesday.
The short version
Most homes get listed the same way. The agent takes photos, puts the house on the MLS, and waits for a buyer's agent to call. That can work when there are more buyers than homes. With as many homes for sale as there are across Clarksville and Middle Tennessee right now, waiting is how a good house turns into a stale one.
I'm Keri Gilles, a REALTOR® with Haus Realty & Management, and I don't wait. Every home I list goes through the same four steps: Equity, Presentation, Impact and Campaign. You choose your pricing strategy with the evidence in front of you. Your home is photographed and filmed to win the first showing, which now happens on a phone. It gets paid reach every week, aimed at people who weren't searching yet. And it launches with a plan for the first two weeks, when buyer attention is at its highest.
Whether you're selling to move, downsizing, or selling during a divorce, the steps are the same. Along the way you hear from me every Tuesday, news or not. I'll tell you what you need to hear, not what you want to hear, because a seller who knows where they stand makes better decisions than one who's been told everything is fine.
Below is each step, explained. If you'd rather talk it through, tell me about your home and I'll show you what the plan would look like for yours.

Equity: you choose the price, with the evidence in front of you
The first question every seller asks me is "what's my house worth?" Nobody can tell you for certain. The real value is set the day a buyer says "I'll buy it" and the loan closes. Until then, what we have is evidence, and my job is to lay it out so clearly that you can make the call yourself.
I start with four sets of homes. Homes that sold recently show what buyers have already agreed to pay. Homes for sale right now are your competition, the listings a buyer scrolls past on the way to yours. Homes under contract show where buyers are moving today. And listings that expired without selling show the price buyers wouldn't pay.
From there I build three prices, not one:
- Strategic Event Price. Set a little under where the market sits, to create urgency. More showings, cleaner first-week feedback, and the best chance of more than one offer.
- Market Alignment Price. Where the evidence says your home should sell. It gives full credit for what your home has going for it and stays realistic about the competition.
- Strategic Stretch Price. For sellers who want to test the top of the market and are okay with fewer showings, more pushback and a slower pace.
Each one comes with what to expect and who it fits. I'll tell you which one I'd choose and why. Then the decision is yours.
The right choice depends on your situation more than your house. A seller who has already bought their next home, or who has a job starting in another state, usually does better with momentum than with a stretch. A seller with no deadline and a home that stands out can afford to test the top. Neither is wrong. What matters is that you pick with your eyes open, knowing what each price is likely to bring in showings, feedback and time.
What I won't do is quote you a high number to win your listing. Your price has to hold up with buyers, their agents and the appraiser. When it can't, you pay for it later in price cuts and weeks on the market. If I think your price is too high, I'll tell you before we sign, not after three quiet weeks on the market. That's what I mean when I say I'll tell you what you need to hear, not what you want to hear.

Presentation: buyers decide online before they walk in
Most buyers see your home on a phone first. By the time they book a showing, they've already decided whether they like it. The photos, video and description aren't a formality. They are the first showing.
Every home I list gets:
- More than 50 professionally edited HDR photos, inside and out, with blue-sky editing
- Aerial photos with the property marked, so buyers see the lot, the street and what's around it
- An interactive floor plan, with measurements buyers can download
- A 30-second highlight reel made for social media
- Virtual twilight photos, the evening shot that stops a scroll
Before the photographer arrives, we talk about your home. I'll ask what you've loved about living there and who you picture buying it. Your answers decide what the camera focuses on and what the description says first. A home with a new roof, newer windows and a newer heating and cooling system should say so in the first sentence, because that's what a buyer worried about repair bills needs to read. A home on an acre should lead with the land.
We'll also walk through the house together, and I'll tell you what to fix, what to leave alone and what to put away before photos. Some of it will be small. Some of it you may not want to hear. All of it points at one goal: a buyer who falls for your home online and shows up already wanting it.
Your home does not appear out of nowhere. About four to five days before it goes active, it goes up as Coming Soon, so buyers and their agents know it's on the way and launch day starts with people already watching for it.
Impact: your home in front of buyers who weren't looking yet
The MLS reaches buyers who are already searching, and that matters. The day your home goes live, it goes out to the major home search sites, and agents who've saved searches for their buyers get an alert. That's the floor. Every agent gives you that much.
The buyers I care about most are the ones who aren't searching yet. The couple who would move if the right house came along. The military family whose orders came in last week and who hasn't started looking. The homeowner scrolling at night who didn't know your street existed. Those people don't go looking for listings. The listing has to find them.
Here's what I run on every home I list:
- Zillow Showcase. Most buyers start their search on Zillow. Showcase is Zillow's premium listing, with priority placement and SkyTour, a 360-degree aerial view of your home and the land around it. Every one of my listings gets it, not only the expensive ones.
- Paid social media ads every week. Not one post to my own followers. Your home runs as a paid ad every week it's on the market, aimed at buyers who aren't searching yet.
- My own audience. Your home goes out across my Facebook, Instagram and TikTok, and to the people I stay in touch with who know someone thinking about a move.
- A weekly performance report. Zillow tells us how many people viewed, saved and shared your listing, and you see those numbers every week.
I'm not going to promise you a reach number before your listing exists. What I will do is show you real numbers every week, and we'll use them. If plenty of people view and save your home and nobody books a showing, the price or the photos need work. If few people are seeing it at all, the reach does. Either way, you'll know, and we'll decide together what to change.
Campaign: a launch for the first two weeks, then a call every Tuesday
The first two weeks your home is on the market are the most important two weeks it will have. Attention is at its highest, and buyers decide whether your home is an opportunity or something to keep an eye on. So I treat those two weeks as a launch, not a listing.
It starts with Coming Soon, about four to five days before your home goes active, to build interest before the first showing. Then we hold an agent preview, so buyers' agents see it in person and know who to bring, and a public open house, so buyers who aren't working with an agent yet can walk through.
Then comes the part sellers tell me they value most: knowing what's going on. After showings, I follow up with the buyer's agent for feedback. While your home is on the market, I call you every Tuesday with what happened that week: the showings, the feedback, the Zillow numbers and what I'd do next. Once we're under contract, I call every Tuesday and Friday until closing.
I know what the alternative feels like. When my husband and I moved to Tennessee, our agent barely left Clarksville to show us homes, and once we were under contract we could hardly get her on the phone. We felt lost. That's the reason I became an agent, and it's why the Tuesday call isn't optional.
When offers come in, I lay them out side by side: price, financing, contingencies and timing, not only the top number. And I'm careful with every word of the contract. Early in my career, "up to $10,000" instead of "$10,000" cost my buyers about $800 at closing. I've written every contract since as if that mistake is waiting in it.
Once you accept an offer, the work changes but it doesn't slow down. Inspection requests, the appraisal and the buyer's loan approval each come with a deadline, and each one is a place where a deal can wobble. I track every date, tell you what's coming before it arrives, and bring you a recommendation, not only a problem, when something comes up. If an inspection turns up a repair, you'll hear what it is, what the buyer is asking for, your options, and what I'd do.
I also put my promises in writing, and you get them on paper at our first meeting. One of them matters more than the rest: you can cancel your listing with me at any time, for any reason, with no obligation and no cost to you. Tell me about your home, and we'll start with your three prices.
Frequently Asked Questions
How do you decide what price to list my home at?
I build three prices from recent sales, homes for sale now, homes under contract and expired listings, then explain what each one is likely to bring. I'll tell you which one I'd choose and why. The final number is always your decision.
Is Zillow Showcase included on every listing?
Yes. Every home I list gets Zillow Showcase, including priority placement and the SkyTour aerial view, plus a weekly report of how many people viewed, saved and shared it.
How often will I hear from you while my home is for sale?
Every Tuesday by phone while your home is on the market, and every Tuesday and Friday once it's under contract. You'll also hear showing feedback as I get it from buyers' agents.
What happens if my home isn't getting offers?
We look at the weekly numbers together. Lots of views with few showings usually points to price or photos. Few views points to reach. I'll recommend a change, explain why, and you decide.
Do you sell homes outside Clarksville?
Yes. I list homes in Clarksville and its neighborhoods, plus Davidson, Rutherford, Wilson, Sumner, Williamson, Robertson, Cheatham, Dickson and Stewart counties in Tennessee, and Christian, Trigg, Todd and Logan counties in Kentucky.
