Buying your first home, explained step by step
Loans, down payments and every step explained before you have to decide anything.
If you don't know what to ask, start here
The first-time buyers I work with say things like, "I don't even know what I'm supposed to be asking." "FHA, VA, conventional, I couldn't tell you the real difference." "I don't want to seem stupid, but I have no idea what half of this means." If any of that sounds like you, you're not behind. You're normal.
Most first-time buyers aren't confused because it's too hard. They're confused because somebody explained it too fast, with terms they were expected to already know. My job is to slow it down and explain it in English, not real estate talk.

What I explain before you decide anything
Before you look at a single house seriously, we go through the parts that trip people up:
- Loan types. The real differences between FHA, VA and conventional loans, and which ones might fit you.
- Down payment options. What you actually need to bring, and what your options are.
- Pre-approval. What a lender looks at, and why sellers take your offer more seriously with a letter.
- Closing costs. What they are, so the number at the end isn't a surprise.
- The contract. Inspection periods, deadlines and what each one means for you.
No question is too basic. I'd rather you ask twice than guess. The goal is for you to be able to say what my clients tell me afterward: "We actually understood everything that happened. Nobody talked over our heads."
When it takes more than one offer
Sometimes a first home doesn't come easy. I worked with a first-time buyer who lost seven offers. At one point she told me, "I just don't think it's gonna happen. I don't think I'm ever gonna buy a house." We kept going, and she got the keys. Some searches take patience, and I'll stay with you through every no until we get the yes.
I'll also tell you what you need to hear about a house, even when you love it. A first home should serve you well now and be a home you can sell later.
Your first home, across the areas I serve
Start with first-time buying in Clarksville, or read about Clarksville's neighborhoods. I also help first-time buyers across Middle Tennessee and southern Kentucky, including Robertson County and Christian County. If you're on orders, see VA and military buyers. The full process is in how I help you buy a home. Book your consultation, questions and all.

Frequently Asked Questions
What's the difference between FHA, VA and conventional loans?
They're different loan programs with different rules on down payment and who qualifies. I'll walk you through how each one works, and your lender will confirm which ones you qualify for.
Is it okay to ask basic questions?
Please do. I'd rather you ask twice than guess. Understanding each step is the point.
What if I lose an offer?
It happens, especially on a first home. We learn from it and keep going. I've stayed with a first-time buyer through seven lost offers until she got the keys.
