Wellington Fields

Newer homes off Kirkwood Road, mid-2010s to early 2020s, with sidewalks, a playground and a pavilion.

Living in Wellington Fields

Wellington Fields is a neighborhood I'd show you if you want a newer home but still want a little room around you. It's off Kirkwood Road in the Rossview area of Clarksville, and it was built in phases, with most homes dating from the mid-2010s through the early 2020s.

There are sidewalks, a playground and a pavilion, which give it a real neighborhood feel. The Kirkwood school campus is nearby, and the neighborhood sits a few miles from I-24 Exit 8. You're close enough to head toward the interstate, the hospital and shopping, but I'd still want you to drive your everyday routes from the house you're considering.

What homes sell for

Price depends quite a bit on the house. Recent Wellington Fields sales in 2026 ranged from about $469,000 to $615,000, with the top of that range going to a larger home. (Sales as of September 2026, not all of them mine.)

Those are examples, not a promise that every home here will fall in that range. Size, finishes, a bonus room or a covered patio, and the lot all move the number. When you find one you love, we'll price it against the sales that actually match it, not the neighborhood average. If you're selling, that same comparison is where your home's value starts.

What the homes are like

Most Wellington Fields homes have open floor plans, garages and nice-sized living spaces. Some have bonus rooms and covered patios, which are worth noting when you compare listings, because they change how much usable space a home really has.

Being newer, these homes usually need less right away than older Clarksville houses. That doesn't mean skip the inspection. It means the questions shift, toward how the home was finished and maintained rather than which big system is at the end of its life.

Who tends to choose Wellington Fields

Buyers who like Wellington Fields usually want a home that doesn't feel too far out, but also doesn't feel like it's in the middle of town. It's a middle ground, and for a lot of people that's exactly the point.

Schools are a question I get a lot here. You'll hear people mention Kirkwood Elementary, Middle and High, but school zones can change. I always check the exact address with the Clarksville-Montgomery County School System before telling you which schools a home is zoned for.

The trade-off to think about

If you're dreaming of a big piece of land or a lot of privacy, Wellington Fields probably isn't it, and we may need to look farther out. And if you want to be five minutes from all your shopping and restaurants, you may find yourself driving a little more from here.

Compared with Farmington, it's generally newer. Compared with Hickory Wild, it has lighter amenities. I'd take you through a few different streets and let you decide whether it feels like home.

Buying or selling in Wellington Fields

Buyers can start with buying a home in Clarksville or first-time buying in Clarksville. If you're selling here, you're competing with homes that are close in age and style, so presentation and price do most of the work. See how I sell a home, or send me a message.
