Buying a luxury home, $700,000 and up
A patient search for homes $700,000 and up, with the same care I give every buyer.
What buying a luxury home looks like here
In my market, luxury starts at about $700,000. At that price, buying a home changes, and it isn't because the paperwork is different. It's because you are.
Buyers spending $700,000 or more get pickier about what they want, where they want it and how they want it: the design, the style, the layout, the setting. You're not settling for the best of what's available this weekend. You're looking for the one that's right, and you can afford to wait for it.
That means a luxury search usually isn't a handful of showings and a contract. It can take months. The right house may not be on the market yet, or it may come up once and need you to move when it does. It also means many buyers at this level pay cash and have clear ideas about how they want the deal done.
If that sounds like you, the way I work fits that pace.
Book a Buyer Consultation
Same process, same attention, at every price
I'll tell you something some agents won't: I don't have a special luxury process. I don't need one. Every buyer I work with, at $300,000 or $700,000 and up, gets the same search, the same attention to detail and the same me.
We start the same way, with a consultation I call Mutual Permission to Reject. I explain how I work, ask you seven questions about what you really want and why, and either of us can say it isn't a fit. At this level those questions matter even more, because the difference between the right home and a nearly right one is usually in the details you care about most.
What changes is the patience. I'm fine with a search that takes months. I'd rather show you ten homes over a season that are worth your time than thirty that aren't. And when a home isn't right, I'll say so, even if it's beautiful. I'll tell you what you need to hear, not what you want to hear.
How I work with luxury buyers
- A search built around your specifics. Design, style, layout and location, not only bedrooms and price. We refine it as you see homes and learn what you like.
- Looking past the finishes. On tours I'm looking at how the layout works day to day, the roof, the heating and cooling and the windows, what's next door, and whether the home would sell well again someday.
- Cash offers written to your terms. Cash buyers usually want things done their way: the closing date, the inspection, how repairs are handled. I write the offer around what matters to you, and I'm careful with every word of it.
- Every deadline tracked. From inspection to closing, I track every date, tell you what's coming before it arrives and bring a recommendation, not only a problem.
You can read the full buying process in how I help you buy a home.
Luxury homes across the areas I serve
Home base is Clarksville, where you can start with luxury homes in Clarksville. Newer homes on an acre or more come up in Wofford Estates, where recent 2026 sales have reached into the $800,000s. If water or land is part of what you want, see waterfront homes and land and acreage.
I also work across Middle Tennessee, including Davidson County and Williamson County, and in southern Kentucky. Tell me what you're looking for, and we'll start with the consultation.
Frequently Asked Questions
What price counts as a luxury home in Clarksville?
In my market, about $700,000 and up.
How long does a luxury home search take?
It can take months. Buyers at this level are specific about design, style, layout and location, and the right home may not be for sale yet. I'm fine with that pace.
Do you work with cash buyers?
Yes. Many buyers at this price point pay cash. I write the offer around your terms, like the closing date and how the inspection and repairs are handled.
Is your service different for luxury buyers?
No. Every buyer gets the same process and the same attention to detail, whether the home is $300,000 or $700,000 and up. What changes is the pace of the search.
