Wofford Estates

Larger new homes on acre-plus lots off Port Royal Road, north of Exit 4.

Living in Wofford Estates

Wofford Estates is one I'd show you if you want a newer home and a yard with some real space. It's off Port Royal Road, north of Exit 4 in Clarksville.

It's a newer neighborhood, with homes built mainly in the mid-2020s and construction still going on. That means you can often find a home that has barely been lived in, on a lot most newer subdivisions can't offer.

The draw is a newer home on roughly an acre or more while still being able to drive into Clarksville for errands. The builder puts the Wilma Rudolph Boulevard shopping and dining area at about 15 minutes away. I'd test that drive myself at the times you'd normally go.

What homes sell for

Recent sales show why we look at the individual house instead of giving the whole neighborhood one price. In 2026, Wofford Estates homes sold from about $580,000 to $818,000, with the larger homes at the top. (Sales as of September 2026, not all of them mine.)

The homes differ in size and finishes, so when you find one you love, I'll use current comparable sales for that house. For a seller, the same goes the other way: your price comes from the Wofford Estates homes that actually compete with yours. At this level, it's also worth reading buying a luxury home in Clarksville.

What the homes are like

The homes are mostly larger, detached houses on lots of around an acre or more. You'll see open floor plans, modern kitchens, covered porches and, in some homes, a three-car garage.

Because homes are still being built, I'll have you look at where construction may be happening near a house you like. A quiet lot today can have a build site next door next spring, and it's better to know that before you write an offer.

Who tends to choose Wofford Estates

I'd take buyers here who tell me, "I want a newer house, but I don't want my neighbor's back porch right on top of mine." Wofford Estates gives you more outdoor room than many newer subdivisions while keeping you within driving distance of the Exit 4 shopping and restaurants.

The trade-off to think about

More land means more yard to take care of, and you'll drive for most everyday errands. If being five minutes from shopping matters more than having an acre, I'd show you neighborhoods closer to Exit 4 as well.

Wofford Estates also has an HOA, so we'll review the rules and dues for the home you choose. Then you can decide whether the extra space is worth the drive and the upkeep. Compared with Farmington, you trade a neighborhood-on-top-of-you feel for room to spread out.

Buying or selling in Wofford Estates

Buyers can start with trading up in Clarksville or buying new construction in Clarksville. If you're selling here, you may be competing with the builder, so your home has to show why a finished, lived-in house on an acre is worth it. See how I sell a home, or send me a message.
