The Clarksville Home Seller's Guide
Pricing, prep, launch and the mistakes that cost sellers money, explained step by step.
Who this guide is for
This guide is for you if you're thinking about selling a home in Clarksville or the towns around it, whether that's this month or next year. Maybe you're moving up, moving to something smaller, heading out on PCS orders, or not sure yet. You want to know what's involved, what it costs you, and how to avoid the mistakes that leave money on the table.
I'm Keri Gilles, a REALTOR® with Haus Realty & Management, licensed in Tennessee and Kentucky since 2017. This is the same walkthrough I give sellers at our first meeting. I'll tell you what you need to hear, not what you want to hear.

Selling a Clarksville home, step by step
- Start with your real competition. Your home's value is set by the homes a buyer will compare it to this month: recent sales, current listings, homes under contract and listings that expired without selling. In Clarksville, that's often homes in your own neighborhood, and sometimes a builder down the road.
- Choose your price strategy. I give every seller three: a Strategic Event Price a little under the market to create urgency, a Market Alignment Price where the evidence says your home should sell, and a Strategic Stretch Price to test the top, with fewer showings and a slower pace. You choose.
- Get the house ready. Walk through it with your agent and decide what to fix, what to leave alone and what to put away. Declutter. Take down personal photos and anything with personal information on it. Buyers need to picture their own things in your home.
- Photograph it to win online. Most buyers see your home on a phone first, many of them relocating from out of state. Professional photos, aerial shots, a floor plan and video are your first showing.
- Launch, don't just list. A few days as Coming Soon builds interest before the home goes active. The first two weeks on the market get the most attention your home will ever get, so everything starts together.
- Stay informed. You should hear from your agent on a set schedule with showings, feedback and what they'd change. I call my sellers every Tuesday, and Tuesday and Friday once we're under contract.
- Negotiate and close. In Tennessee, buyers usually get 10 days for inspections plus 5 to work out repairs, and a title company handles the closing. Every deadline gets tracked.
Mistakes that cost Clarksville sellers money
- Pricing to a number you want instead of the homes you're up against. An overpriced home sits, and buyers start asking what's wrong with it. The price cuts that follow usually cost more than pricing it right the first time.
- Letting emotions run the negotiation. An offer under asking or a long repair list can feel personal, especially in a home you raised your kids in. Take a breath, look at your options and decide on the numbers.
- Buying before you've planned the sale. If you're selling one home to buy another, list first. Offers that depend on selling your home are accepted more often when it's already on the market, and the right contingencies keep you from carrying two mortgages.
- Skipping the prep. Clutter, family photos and small repairs all make it harder for a buyer to picture living there.
- Hiring an agent who goes quiet. You deserve to know what's happening every week, not only when there's an offer.

And you can cancel your listing with me at any time, for any reason, with no obligation and no cost to you.
